How to use the loan calculator
Enter your loan amount, purchase price, rehab budget, after-repair value (ARV), and interest rate. The calculator estimates your total project cost, interest-only monthly payment, loan-to-value (LTV), loan-to-cost (LTC), and potential profit.
What is LTV vs. LTC?
Loan-to-value compares the loan amount to the property's after-repair value. Loan-to-cost compares the loan to the combined purchase price and renovation budget. Private lenders use both to size fix and flip and construction loans.
How is monthly interest calculated?
Most short-term real estate loans are interest-only. Monthly interest is the loan amount multiplied by the annual rate, divided by twelve. Results are illustrative only and are not a commitment to lend.
